Finishing a basement gives you a whole additional floor of living space without touching the footprint of the house, the roof or the foundation. Nothing else in renovation comes close on cost per square foot.

It is also the project where cutting corners is punished hardest. Georgia basements deal with hydrostatic pressure, humidity and slab moisture year-round. Drywall and carpet installed over an unresolved water problem do not fix it — they just hide it until it is expensive.

So we spend the first part of every basement project below the finishes: where water is getting in, where the air is moving, whether the ceiling height and egress will pass. Then we build the room you actually wanted.

A finished basement touches nearly every trade. We carry the whole scope so the sequencing and the inspections are our problem, not yours.

Moisture & Drainage

Assessment and correction of water intrusion before anything is framed — grading, interior drainage, sump systems and vapor control at the slab and walls.

Framing & Insulation

Properly detailed wall assemblies for below-grade conditions, with insulation chosen so the wall can dry rather than trap moisture.

Egress & Code

Egress window and well installation, ceiling height verification, stair and handrail compliance, smoke and CO detection. Permitted and inspected.

Mechanical

HVAC extension or dedicated systems, dehumidification, electrical panels and circuits, and plumbing rough-in for baths or bars.

Full Baths & Wet Bars

Below-grade bathrooms including ejector pumps where gravity drainage is not available, plus wet bars and full kitchenettes.

Finished Spaces

Media rooms, home gyms, offices, guest suites, play spaces and full in-law apartments with their own entry.

Sound & Light

Acoustic detailing between floors, recessed and cove lighting planned around lower ceilings, and layouts that make the most of limited natural light.

We look at moisture, grading, ceiling height, egress and mechanicals before we price anything. If your basement needs waterproofing first, we will tell you.

Design & Permits

Space planning around columns, ducts and beams, then drawings and permits submitted to your county.

Dry-In & Rough-In

Drainage and moisture correction, egress cut-in, framing, then HVAC, electrical and plumbing rough-in with inspections.

Finishes

Insulation, drywall, flooring, trim, cabinetry, bath and bar finishes, lighting and paint.

05

Walkthrough

Punch list, final inspection sign-off and a properly cleaned space handed back to you.

Design Notes

WHAT MAKES A BASEMENT STOP FEELING LIKE A BASEMENT.

Most finished basements still feel like basements. Low, dim and slightly cold — no matter how nice the flooring is.

The fixes are mostly structural decisions made early, not decorating decisions made late: how the ducts get furred, where the lighting sits relative to the ceiling plane, whether the stairway opens into the space or dumps you into a wall. Get those right and the room reads as a floor of your house rather than the space underneath it.

  • Ductwork rerouted or furred tight to preserve ceiling height
  • Lighting layered low-profile so fixtures do not eat headroom
  • Egress windows sized larger than minimum wherever the wall allows
  • Dedicated dehumidification rather than relying on the upstairs system
  • Acoustic insulation in the floor assembly between levels
  • Flooring systems rated for below-grade moisture, never solid hardwood

Common Questions

BASEMENT REMODELING QUESTIONS.

Usually yes — but not until the water is handled. We identify where it is coming from and correct it first. Finishing over an active moisture problem is the single most expensive mistake homeowners make with basements, because you pay twice: once to build it and once to tear it back out.

In Gwinnett and the surrounding counties, yes. Finished basements require permits and inspections, especially for egress, electrical and plumbing. We pull and manage them. Unpermitted basement work becomes your problem at closing.

We measure before we design. There is a code minimum, and below it a basement cannot be finished as living space. Between that minimum and comfortable, there is usually room to gain several inches by rerouting ducts and choosing low-profile lighting.

Yes. If the drain line sits above the basement floor we install an ejector pump system, which is routine work. It is far more common than homeowners expect.

Yes — bedroom with compliant egress, full bath, living area and a kitchenette or full kitchen. Separate exterior entries depend on your lot and your county's requirements, which we check early.

Most finished basements run eight to sixteen weeks, driven mostly by square footage, bathroom count and whether moisture correction is part of the scope.
